These Terms of Service (“Terms”) constitute a legally binding agreement between you (“Client,” “you,” or “your”) and Ethos Property Management (“Business,” “we,” “us,” or “our”) regarding your use of our property management services (“Services”). Please read these Terms carefully before using our Services.

By accessing or using our Services, you agree to be bound by these Terms. If you do not agree with any part of these Terms, you may not use our Services.
Description of Services
We provide property management services, including but not limited to tenant placement, rent collection, property maintenance, and lease administration. Our aim is to simplify property ownership while maximizing returns.
Client Responsibilities
Honesty and Cooperation:
You agree to provide accurate and complete information about your property, tenants, and other relevant details. Timely communication and collaboration are essential to ensure effective service delivery.
Confidentiality:
We are committed to protecting the confidentiality of information related to your property. You also agree not to disclose any proprietary information or materials provided by us without prior written consent.
Compliance with Laws:
You are responsible for ensuring your property complies with all applicable local, state, and federal regulations.
Payment and Refunds
Fees:
Service fees and associated charges will be detailed in a separate agreement. All fees are non-refundable unless otherwise stated.
Payment Terms:
Payments must be made as agreed upon in the management agreement. Non-payment may result in the suspension or termination of Services.
Refunds:
Refunds are issued at our sole discretion under exceptional circumstances and on a case-by-case basis.
Intellectual Property
Ownership:
All intellectual property rights related to our Services remain with us. You may not use, reproduce, or distribute our materials without prior written consent.
Client Materials:
You retain ownership of any content or property information you provide. You grant us a non-exclusive, worldwide license to use such materials solely for delivering Services.
No Resale or Redistribution
You may not resell, repackage, or redistribute any of our property management templates, processes, or proprietary materials without explicit written consent. Unauthorized use of these materials constitutes a breach of this agreement and may result in immediate termination of Services.
Limitation of Liability
To the extent permitted by law, we are not liable for any damages resulting from your use of our Services. You agree to indemnify and hold us harmless from any claims or losses related to your property or tenants.
Termination
Either party may terminate this agreement by providing written notice. Clients remain responsible for any outstanding fees incurred prior to termination.
Governing Law and Jurisdiction
These Terms are governed by the laws of Knoxville, Tennessee. Disputes will be subject to the exclusive jurisdiction of the courts in Knoxville.
